After the real estate to be purchased is selected and the price is agreed upon with the seller, a sales contract is signed between the buyer and seller which includes details such as the sales price, payment and delivery conditions, and details of the property.
Non-TRNC citizens are required to obtain a "Property Purchase Permit" from the TRNC State in order to purchase real estate in Northern Cyprus. This process is completed within 3 - 6 months
After the contract is signed, a Stamp Fee of 0.5% of the Contract Price, according to the current law, must be paid to the Tax Office within 30 days of signing the contract. This makes the contract financially legal.
In addition, the Sales Contract must be registered with the Land Registry Office within 30 days from the date of signature.
The buyer’s property right is legalized when they register the contract with the Land Registry Office, such that the property will not pass to the disposal or ownership of third parties.
A photocopy of the contract that has been stamped by the Tax Office must be submitted to our company.
Citizens of the Republic of Turkey and foreign nationals may purchase real estate in Northern Cyprus. According to current regulations, citizens of the Republic of Turkey may purchase a maximum of 6 apartments or a maximum of 3 villas, while foreign nationals may purchase a maximum of 3 apartments or a maximum of 2 villas.
The buyers' ID or passport is the only document required when purchasing a property.
The buyer is responsible for paying the “Title Deed Transfer Fee” for the real estate they purchase. The Title Deed Transfer Fee is paid to the North Cyprus Land Registry Office at the time of title deed transfer.
The title deed fee rate for Turkish citizens is 6% of the sale price for the first purchase, 8% for the second purchase, and 9% for the third and subsequent purchases. For foreign nationals, this rate is 9% of the sale price for the first, second, and third purchases.
In addition, Value Added Tax (VAT) and Withholding Tax are payable. VAT is paid by the buyer and is 5% of the sale price of the real estate. Withholding tax is paid by the seller to the Tax Office and is 4% of the sale price of the real estate for sellers with profit motives (contractors) and 2.8% for sellers without profit motives (property owners).
There are 3 types of real estate in TRNC. Namely
Türk Koçanı (Turkish Title Deed): It is the type of title given for residences, land and workplaces owned by Turkish Cypriots or foreign nationals before 1974.
EQUIVALENT KOÇAN: In 1974, Turkish Cypriots who had to leave their properties in Southern Cyprus and migrate to Northern Cyprus were given by the TRNC state in exchange for the properties they had left in the Greek Cypriot side, properties that were equivalent to the properties they owned there. Turkish Cypriots who received their equivalent real estate received the stubs of their "Equivalent" real estate from the TRNC state by signing documents stating that they waived their land in the Greek Cypriot side. Real estates with equivalent stubs are considered safe and can be bought/sold in all kinds.
ALLOCATION STUB: These are stubs of real estate properties given by the TRNC state to TRNC citizens or people who came from Turkey after 1974 as a reward for their success in the war, so that they can settle in the country and live their lives. These stubs are under the guarantee of the TRNC state and their owners have full ownership rights over the real estate.

Yes, you can make payments for the property you purchased from our company directly to Özyalçın Construction accounts by bank transfer. Account information will be provided by our accounting department upon your request.
You can pay the electricity and telephone bills of the property you have purchased to the relevant institution accounts with an automatic payment order. For water, you can pay the municipality in advance.
If your property has a management fee, you will need to contact the relevant management company regarding payments.
In order to register your property, you need to apply to Kyrenia Municipality Real Estate Department. You can apply with your stamped contract, title deed and any document showing your identity details (ID card or passport). Property Tax is calculated on the m2 of your house.
You need to pay a deposit to KIBTEK for your electricity to be turned on, you can make your application with a stamped contract, title deed record and any document showing your identity information. If you are a TRNC Citizen or have a TRNC citizen guarantor, the deposit fee is 470 TL. If you are not a TRNC citizen and do not have a guarantor, the deposit fee is 1410 TL.
To have your water meter connected you need to apply to the Kyrenia Municipality Water Department. You can apply with your stamped contract, any document showing your identity information and real estate registration or receipt. The cost of the water meter is 1976 TL.
Yes, absolutely. You can buy real estate in Northern Cyprus by obtaining a mortgage from local banks. Banks in Northern Cyprus generally offer two types of housing loans: fixed interest and variable interest mortgages.
Mortgage terms can extend up to 240 months, and you may typically borrow up to 80% of the appraised property value determined by an expert valuation. In some cases, if the valuation exceeds the agreed sale price, it may even be possible to secure financing for up to 100% of the purchase price.
Yes. At Özyalçın Construction, we offer flexible in-house installment plans of up to 10 years for clients investing in our projects. Our goal is to make access to high-standard living spaces more structured and attainable through personalized payment planning.
Visitors traveling to Cyprus for tourism purposes are generally granted a 90-day visa. If you plan to stay longer than three months, you must apply for a residency permit. Certain conditions must be met in order to complete the residency application process.
Foreign nationals do not automatically have the right to reside or work in the TRNC. Those wishing to obtain a residency permit must follow the official application process below.
Documents Required for Application
- Original passport and photocopy
- If property is owned: Title deed (original and copy) or sales contract (original and copy)
- If renting: Rental agreement (original and copy)
- Letter from the local village head (Muhtar) for residence confirmation
- Bank documents showing regular income sufficient to live in the TRNC (this requirement has recently been removed — see special regulations below)
- 2 passport photos
- Required stamp duty fee (amount may vary)
Application Process
- Apply to the immigration department at the local police station with the documents above.
- Applicants are referred to Lefkoşa State Hospital or authorized clinics for medical screening.
- Tests are conducted for infectious diseases such as HIV, hepatitis, and tuberculosis.
- Once medical results are issued, the application is finalized at the immigration office.
Residency Permit Validity
A residency permit allows you to live in the TRNC but does not grant the right to work or establish a business. Residency obtained through a sales contract is typically valid for two years and must be renewed at the end of that period.
Special Regulation for Citizens of the Republic of Türkiye and Other Foreign Nationals
Citizens of the Republic of Türkiye or other foreign nationals who purchase a house or land in the TRNC and obtain the title deed may apply for a residency permit valid for up to five (5) years.
There is no financial sufficiency requirement for these applicants.
However, buyers who have not yet received the title deed but have registered their sales contract at the Tax Office are granted residency permits limited to two (2) years. In this case, applicants may be asked to provide a bank deposit and a rental agreement.
Important Notes
- Children under 18 are not required to obtain a residency permit.
- The process of becoming a TRNC citizen follows a separate legal procedure.
You may use your foreign driver’s license in Cyprus for a temporary period. However, if you obtain a residency or work permit, you will be required to convert your license to a Cypriot driver’s license.
This ensures compliance with local traffic regulations and international driving requirements. Failure to convert your license within the required timeframe may result in a fine, so it is important to complete the process promptly.

We provide a 1-3-5 year Özyalçın Construction warranty after the sale, depending on the scope and type of building components. Detailed warranty coverage and durations are clearly specified in the sales agreement and handover documents.
To open a bank account in Northern Cyprus, you typically need proof of residence along with identification documents such as your passport. Some banks may request additional documents from foreign nationals. It is advisable to compare different banks and research their services before opening an account to find the most suitable option.
One of the most common issues in real estate transactions involves zoning and occupancy permits. It is essential to clearly verify the zoning status of the property, residence, apartment, or development.
You should apply in writing to the municipality where the property is located and consult the planning department. One of the most critical factors is the construction permit. Zoning plans should also be reviewed according to official scale drawings.
Additionally, when purchasing property, it must be documented that the project complies with approved plans and that the developer does not have any outstanding insurance or legal liabilities related to the construction.
